Land sale to provide much needed housing for Fort McMurray
First houses on the 371-acre parcel expected to be built next year

Fort McMurray... A 371-acre parcel of land in Fort McMurray has been sold for housing using a new request for proposals process. Up to 2,800 new housing units are expected to be built on this land with the first houses built next year

“The sale of this land will result in the development of much needed housing that will be affordable for the people of Fort McMurray,” said Yvonne Fritz, Minister of Seniors and Community Supports responsible for the Alberta Social Housing Corporation. “With this and the sale of two other parcels of land we will sell through this open and accountable process, we expect that up to 6,000 new units will be built to assist in addressing the housing pressures being faced in Fort McMurray.”

The successful proponent, Centron Residential Corporation, was selected based on their response to the request for proposals process. Highlights from Centron’s submission include:

  • a development schedule, which will ensure all lots are serviced by the end of 2007.
  • donating serviced land and offering to build 300 units of affordable housing at cost for low-income individuals and families.
  • selling lots to the public at a fixed price based on the raw land costs, development costs and a fixed mark-up to ensure any cost savings created through this process are passed on to consumers.
  • a commitment to contribute $3 million towards the construction of a community centre.
  • plans to use local servicing and construction companies.

The price of the land was set by the province at $50,000 per acre (approximately $123,000 per hectare) based on a survey of the costs of serviced lots and raw lands in Alberta’s other major centres. Centron is required to pay the full purchase price $18.5 million within 30 days of the contract being finalized.

Proponents providing submissions to the request for proposals were asked to identify how they would:

  • meet strict criteria and timelines for development
  • provide affordable housing for lower-income Albertans and contribute to the overall affordability of housing in Fort McMurray, and
  • involve local stakeholders, such as contractors and builders.

Once this sale is complete, a process using similar criteria will be used to sell the next 284 acre parcel in Fort McMurray.
